First impression is cool. The specification from the brochure sound attractive. But if we see carefully the house, we will find is not worth that much. A few points i would like to share here: 1) The workmanship especially the floor tiles, the gap is too broad. Some owner even hack it off and hired own worker to tile it again. 2) No dry kitchen ( the developer knocked down one guest room to make it become a dry kitchen at the show unit which means the 2.5 storey only left 4 rooms. This is really a bad marketing strategy and is a cheat to consumer ). 3) Only 10 feet ceiling height at the hall and 8 feet at the lower ground floor where is very dangerous if we fix a ceiling fan there. 4) 2nd and 3rd room sharing one toilet like the old fashion design ten years ago. 5) Bad “feng shui”. Most of the houses facing the cliff(mountainside) or facing the back of the opposite house. there is some can feel the road is higher than the door entrance too.
The developer using cheap material and low quality design but sell it at semi-D price. Think again, buying an intermediate house at RM800,000 but to get an old fashion terrace-link house.
There is no resell value if we trying to invest on it. After the owner included the bank interest and all the hidden cost, i cant imagine who will buy this house at a price start from one MILLION.
After 8 months it been launched, only 50% been sold. Easily we can see buyer are still smart on spending there money. I only pity those 50% who already bought it. Seem they owed IOI developer something from last life and have to pay back in this life or may be they are IOI relative. Haha.
Honestly, from many years of observing housing, IOI made miracle, low cost sell in high price in Puchong where one of the most terrible traffic jam, but still sell like hot cake in last few years. For Vistaria, it is still fair if the rates at rm500k – rm600k for an intermediate link.
Sorry for my very poor English. Just taking opportunity to share my point of view here. Please reconsider if you buying, is not buying a cake, is RM800,000!!!! just for a normal terrace and few air conditioners. Thanks.
